What is wind zone?
Wind zone II parishes can have homes set up that are built to
withstand 100 mph winds. Wind zone III parishes can have homes set up
that are built to withstand 110 mph winds. Wind zone II homes can be set
up in Zone I parishes, where Wind Zone III Homes can be set up in Wind
Zone II parishes. If financially possible, you may want to consider the
added expense of a higher level wind zone construction.
What is included in my purchase price?
Delivery (up to 50 miles), leveling, air conditioning, standard
blocking (up to 3’), and steps.
What is a manufactured home?
Manufactured homes are built in a factory. Each home conforms to the
US government's Manufactured Home Construction and Safety Standards (HUD
code), rather than to building codes enforced at the home's destination.
Each home or segment of a home is labeled with a red tag that is the
manufacturer's guarantee the home was built to conform to the HUD code.
Our manufactured homes exceed HUD code construction requirements and are
known for their quality and attention to finish detail.
What is a modular home?
Modular homes are built in sections in a factory setting, indoors,
where they are never subjected to adverse weather conditions. The
sections move through the factory, with the company's quality control
department checking them after every step. Finished modules are covered
for protection, and then transported to your home site. They are placed
on a pre-made foundation, joined, and completed.
What kind of down payment do I need?
Down payments will vary depending on each customer’s personal
circumstances. Credit ratings, amount of equity in your property, time
on the job, assets, etc. can all affect the down payment necessary for
any type of home. There are also many types of loan programs available
that have different down payment requirements. Let us help you find a
mortgage company that will fit best your needs.
Do I have many options in floor plans, size and price?
You can get just about anything you want in our homes. Although
different regions may have rules and regulations, we have over 1,000
floor plans of manufactured homes, with multiple options for many of
them. The size can vary from approximately 560 to 2,500 square feet,
with varying floor plans that can include living rooms, dining rooms,
family rooms, fully equipped kitchens, utility rooms, luxurious master
baths, and one to five bedrooms.
What interior options, features and extras are available?
The many options you can usually select include cabinet and window
designs, wall coverings, decorative wood-burning fireplaces, appliance
packages, floor coverings, skylights, bay windows, custom cabinets,
refrigerator, range, microwave ovens, trash compactors, garbage
disposals, washer/dryer, and more. Optional features available to you
will be dependent on the particular model of home you choose.
What is the purchasing process?

- Shop for location. (Land or Community)
- Check for local zoning ordinances, elevation, and permits.
- Determine need. (Size and Floor plan)
- Shop for homes.
- Choose foundation type and other improvements.
- Acquire insurance.
- Close loan.
What is your Red Tag Sale?
Our red tag sale is composed of lot model homes that are close to or
have reached 1yr of age. These homes are drastically reduced between
$5,000 to $12,000 off of the original retail purchase price.
Do you take trade-ins?
Occasionally, depending on size, condition, and year we will take
trades. This is strictly based on the business owner’s physical
inspection of the home to be traded.
What are my finance options?
We offer several options for financing such as land/home, home only,
FHA, equity financing, buy-for, & co-signer programs.
